Status:
Overview: This position is responsible for outreach marketing, communicating with resident managers on a daily basis, informal inspections of buildings, liaison between resident managers and upper management.
Essential
Job Functions:
1. Marketing Outreach
a. Make sure property has proper curb appeal (clean, graffiti and litter free)
b. Monitor Unit Readiness (regular checking of unit turn completions)
c. Open House support for On Site Resident Manager
d. Ensure proper signage is in place and contact numbers are easy to read
e. Ensure that Resident Managers are following up with prospects (Close the deal)
f. Review flyers, banners, Swami website to ensure that data is visible, accurate and updated
g. Monitor Resident Manager’s telephone etiquette
2. Liaison
a. Responsible for going to court for buildings that do not have an on-site Resident Manager
b. Act as “eyes and ears” of Swami out in the field
c. Perform walk through of units on a daily/weekly basis, as specified with supervisor
d. Weekly reports documenting communication with on site Resident Manager should be submitted to Operations Department.
3. Customer Service/Communication
a. Bridge the divide between Resident Managers and Upper Management.
b. Take notes on tenant issues when brought to your attention and relay them to office staff
4. Record Keeping
a. Responsible for serving 3 day notices and other paperwork as directed;
b. Record observations/questions/concerns/ideas after each walk through at specified property
c. Evaluate Resident Manager strengths and areas for improvement and relay this to both RM as well as upper management
5. Maintenance
a. For unit readiness: ensure maintenance, paint, carpet and cleaning is finished in a timely manner and follow-up with the on site manager and Maintenance Department to check on progress daily;
b. Call vendors when necessary on established work orders authorized by Assistant Asset Manager;
c. Review Maintenance Technician’s work and report back to main office.
Collateral
Duties 1. Perform other tasks and special projects as required;
2. Prepare for and attend trial cases, lockouts and debriefings.
Requirements:
1. High School diploma or GED required
2. Minimum 3 years experience as Resident Manager, with CHPP Certification preferred
3. Proven track record of ability to rent a unit quickly
4. Bi-lingual in Spanish and English a plus
5. Must have access to computer
6. Strong computer proficiency, including MS programs
7. Strong command of internet research and navigation
8. Excellent written and verbal communication skills
9. Ability to interface with all levels of individuals, both internally and externally, in a professional manner including tenants, co workers, Assistant Asset Managers and upper management
10. Team player, with strong work ethic and hands-on experience
11. Ability to exercise independent judgment and decision making
12. Experience handling conflict resolution in a tactful and productive manner
13. Strong organizational and time management skills;
14. Able to work in a fast-paced environment with heavy deadlines
15. Must be highly adaptable to meet unexpected changes and delays
16. Some walking, standing, bending required
17. Flexible schedule to attend meetings, court cases and lock outs.
18. Required travel to the office
